It think it just takes time.
@mmallet in your situation it will work properly , wait for one minute it will start. warning or yellow color errors are not affect anything.the problem is actually with red error.
You posted 2 red errors. Are you refering to this one:
validation error :" urlType must be one of [exp,http, redirect,no-protocal]
If so, then I also received this one on the DevTools (The browser). It’s because there was no url in the settings json file. Hence the error. The url only got generated and added a few seconds later though. That’s why I said you need to refresh the browser once you see the console stating tunnel ready.
Or am I misunderstanding what your actual issue is?

If use expo start --tunnel:
I get the the Validation error :" urlType must be one of [exp,http, redirect,no-protocal] in browser and then the cli exits with:
XDLError: ValidationError: “urlType” must be one of [exp, http, redirect, no-protocol]
at assertValidOptions (/@expo/xdl@59.0.14/src/UrlUtils.ts:253:11)
If I start with expo start and then switch to tunnel, I still get the urlType error in browser but then the cli just runs endlessly with “Tunnel URL not found (it might not be ready yet), falling back to LAN URL.”
I let it run for over an hour and it just never connects.
Running macOS Big Sur on M1, with iTerm running in Rosetta. All other intel only packages/binaries I have run fine with this setup.
ngrok works fine on my machine as well.

I have the same problem on macOS 11.1 on M1 and Expo 4.1.4. I checked the macOS console and it shows that ngrok craches 
I tried different solutions like: installing ngrok for homebrew (seems to work fine), delete node_modules, reinstalling it, installing @expo/ngrok, installing npm ngrok. No luck
